Texarkana Celebrates Restored Hotel Grim with Grand Opening and Ribbon Cutting Ceremony

After years of dedicated redevelopment, the iconic Hotel Grim in downtown Texarkana has officially reopened as the Lofts at the Grim.

After years of dedicated redevelopment, the iconic Hotel Grim in downtown Texarkana has officially reopened as the Lofts at the Grim. A grand opening and ribbon cutting ceremony will be held on Thursday, November 21st, starting at 3:00 pm. Free tours of the redeveloped building will be available throughout the day, and the ceremony is open to the public. Visitors are encouraged to explore the restored spaces and learn about the history and transformation of this iconic landmark.

This $42.7 million project preserves key historic features of the building, such as the grand lobby and the Palm Court Room, while introducing contemporary living spaces that blend modern comfort with classic charm. Named after local businessman William Rhodes Grim, the original hotel’s rich history is honored through careful restoration, with the Lofts now adding fresh energy and life to downtown Texarkana.

This effort made possible by a combination of Federal and State Historic Tax Credits, Federal Low-Income Housing Tax Credits, TDHCA Neighborhood Stabilization Program, HUD 108 Loan, EPA Brownfields Revolving Loan, City Housing Loan, developer contribution and construction financing, marks a turning point in the ongoing revitalization of downtown Texarkana.

City Manager David Orr speaks to how this grand opening marks more than the revitalization of a historic building.

“While we are extremely proud of the work that’s been accomplished, The Lofts at the Grim isn’t just about restoring a building; it’s about breathing new life into downtown Texarkana,” said Orr. “It symbolizes how we can respect our history while embracing modern opportunities.”

Cohen-Esrey, a nationally recognized developer, along with Premier Texarkana Development as the local partner also played a pivotal role in the transformation of the historic Hotel Grim. Specializing in affordable housing and historic redevelopments, their expertise and commitment were key in converting the once-abandoned landmark into what it is today. Through a collaborative effort, they helped preserve the building’s architectural integrity and their involvement was instrumental in securing funding and bringing the project to life.

Built in 1925, the Hotel Grim served as a centerpiece of the city’s early 20th-century social scene. The once-grand hotel was originally designed as an eight-story structure and became one of the tallest buildings in Texarkana. It hosted proms, weddings, and civic events, becoming a beloved symbol of local heritage. Now, after standing vacant for decades, the building has been revived into a mixed-use development featuring modern residential apartments and commercial spaces.

The redevelopment aligns with the city’s broader vision of revitalizing historic spaces while catering to a growing urban community. The Lofts at the Grim offer affordable housing that is accessible to the working population, fostering a sense of belonging and community within Texarkana’s historic district.

Those attending the ribbon cutting ceremony will receive a special commemorative postcard to mark the occasion. Following the ribbon-cutting, guests are invited to enjoy light hors d’oeuvres and drinks as we celebrate this new chapter in downtown Texarkana’s revitalization.
